One King West Hotel & Residence
1 King Street West.

One King West Hotel & Residence is a unique condo hotel in the heart of downtown Toronto, occupying one of the most dynamic corners in Toronto. Legally a condominium, One King is operated as a hotel and offers a dedicated hotel management team and full concierge services.

Completed in 2006, the project is comprised of a new tower added on to the Ontario Heritage designated Dominion Bank Building, built in 1914 by Darling and Pearson. Architecturally significant, the bank represents a Beaux-Arts style with Renaissance Revival detailing. Designed by Stanford Downey Architect Inc. (Winchester Hotel, One York Quay), the new 51-storey tower is nicknamed "The Silver," and tastefully combines a modern and refined atmosphere with the rich traditional feel that is often associated with heritage buildings.

While the condo hotel is predominantly run as a hotel, suites can be owned. The Residence Rental Pool Program allows owners to rent their room while not in use, with pooled profits returned to those enrolled in the program. To qualify for the program, the suite cannot be owner occupied for more than 180 days out of the year. The hotel management team deals with short/long term rentals and manages ongoing maintenance and issues. The program also awards "credits," which can go toward periodic refurbishments and renovations. This program is ideal for those who travel extensively or are seeking a pied-à-terre in the city.

Recently, individual owners of the units in the building financed the purchase of the common assets of the hotel, and now control the company that manages the hotel operations.
